5 Tips for Prepping Your Condo for Sale

If you're thinking of selling your condo, it's time to prep it for sale. Preparing a condo for sale can take some time and effort. But if done well, it can help make the process go smoothly and boost your bottom line when it comes time to sell. 

The housing market is in a tough situation right now. Nevertheless, the industry is worth around $ 369.9 billion in 2022, predicts Statista. In the next three years, it might even grow at a CAGR of 3.7% from 2022 to 2025. Hence long-term gains may still happen.

The existing home sales market is down by 7.7% in November 2022 over October 2022, according to the National Association of Realtors. However, the median price for existing homes rose to $ 370,700. This is 3.5% higher than last year. As a condo owner, you should still try to market your condo well by making sure it is presented in the best possible way for your prospective buyers.

Here are five tips to prepare your condo for sale:

1. Hire an Experienced Real Estate Agent 

Condos are unique properties that require specialized knowledge and experience. We suggest you research online for agents specializing in condo sales. You should go for agents with experience in the field, as well as a great reputation. 

They will also guide you with suggestions regarding how to prepare your condo, so it appeals to prospective buyers. As they deal with buyers all the time, their consumer insight will be valuable to you.

There are certain differences between selling a home and selling a condo. When it comes time to sell your home, you can put up "For Sale" signs on your lawn and run ads on Craigslist.  

However, these tactics may not be permitted for condo owners because they would violate covenants or other rules set by HOAs. You will want someone intimately familiar with all of these nuances so they can take care of them for you.

2. Clean Your Condo

Make sure your condo is clean and tidy. This means tidying up all rooms inside the unit, including closets and storage areas. It also means removing items that are no longer needed or are broken, like old furniture, so they don't distract buyers who come through the home on showings. 

Remove clutter from countertops and shelves throughout the property, as well as decorative items like framed photos or vases with wilted flowers. These things can be distracting during a showing.

Make sure there aren't any visible stains on carpets or upholstery. Get rid of pet hair by vacuuming thoroughly. Also, ensure bathrooms sparkle with freshly scrubbed mirrors and clean toilets, showers, sinks, and tubs. 

3. Paint in Neutral Colors

If you're planning to sell your condo, it's best to paint in neutral colors. Neutral colors are easier to sell than bold colors. They appeal to a wider audience, which is great if you want as many potential buyers as possible.

Neutral colors can also be changed easily if they go out of style or no longer appeal to buyers in the future.

Make sure your windows have blinds or curtains that complement each other in neutral tones, so they don't distract from the interiors, either. Light colors usually work best because they give off a feeling of spaciousness when combined with bright white walls throughout the space, which should also be painted before listing.

4. Bring The Light in

Lighting is one of the most important elements when it comes to prepping your condo for sale. Your home is going to be shown in a variety of different conditions, so you want to make sure that you are using lighting that can adapt.

There are many different ways to bring light into your space and many different types of light that work well in these conditions. If you have white walls and dark furniture then, it will be hard for potential buyers to see the details of what they are looking at. If you want people to see all the great features in your space, then it’s best not to use dark colors. 

You should also try using mirrors as another way for natural light from outside to come into any room without having windows or skylights above them. This helps reflect more sunlight inside, which makes everything look brighter and cleaner than before.

Open up as much space as possible by removing kitchen cabinets or other items from around the counters. This will help your space appear bigger than its actual size without taking away any functionality from cooking and eating.

5. Conduct Repairs and Resolve Maintenance Issues

Take care of any repairs or maintenance issues. If you’ve been meaning to get that leaky faucet fixed, have the carpet cleaned, or make sure your smoke alarms are working, now is a good time to make it happen.

Make sure the condo is safe. This means making sure there are no signs of mold, mildew, or other moisture problems. All electrical outlets should work properly. 

If you prepare your condo well, it will sell faster and for more money. The housing prices market is very unpredictable. However, you can track some reliable metrics to understand the direction in which the market is proceeding. 

The S&P/Case-Shiller US National Home Price is a universally accepted indicator. In Sept 2022, it was at 299, down from 306 in June 2022, as per reports released in November. You should monitor the same every month to understand the trends and update yourself on the situation as you wait for your condo to get sold.

These are some simple things you can do to prepare your condo for sale. You don’t have to be a professional real estate agent or interior designer, but these tips will help you get ready for showing and selling the property.
