Best Real Estate Apps for Buying a Tiny Home in 2026

A tiny home is one of three legally different objects, and only one of them is real property. Which app can show you anything at all follows from that.

Calgary treats a tiny house built on a permanent chassis as a manufactured home, and manufactured homes are permitted in two of its zoning districts. Buyers who learn that after taking delivery lose months. The ranking that follows puts the expensive half of the purchase first.

Why Are Tiny Homes Missing From Most Real Estate Apps?

The MLS lists real property. A tiny house on wheels built to Canadian recreational-vehicle standards is a vehicle. Calgary regulates it as it would any other RV. A tiny home on a permanent undercarriage, with or without wheels, is a manufactured home. Only the third version, on a foundation and serviced with water and sewer, is a dwelling on a parcel.

So the absence of tiny homes on Zillow is a category boundary. Buyers work around it with a maximum floor area near 600 square feet and a minimum high enough to screen out sheds.

Realtor.com and Redfin inherit that boundary in the US, as does Realtor.ca in Canada. Redfin has published editorial on the country’s most desirable tiny homes and still cannot list one.

For a buyer that means two searches, one for the parcel and one for the building.

Wahi for Alberta Lots and Sold Prices

Wahi is a licensed Canadian brokerage as well as a search platform. Its consumer search covers six provinces, and Wahi Select Realtors work in Ontario and Alberta only. That makes Alberta one of two provinces where a Calgary buyer deals with an agent the platform itself employs.

The hub for homes for sale in Calgary carries sold-price history and listing history, the material needed to price a parcel with no comparable structure on it. Most Canadian portals withhold that.

Wahi ships apps on iOS and Android, and the Realtor-matching engine behind them was built with the Vector Institute for Artificial Intelligence. One limit applies to every MLS-fed platform, including this one. A chassis-built home will never appear here, so treat Wahi as the tool for the parcel and the foundation.

Realtor.ca and the National MLS Feed

Realtor.ca is the national consumer portal. It is free to search and draws on the board data Canadian brokerages use. Its mobile app was rebuilt on 12 June 2025 with faster maps and public-transit overlays.

Its data distribution facility pushes member listings out to partner sites, so a property turns up on a bank portal or a newspaper site. Canadian buyers do not get sold prices from it. That gap is why anyone pricing a rural parcel against recent sales opens a second app before making an offer.

Realtor.ca remains the widest net for the property half of the purchase in provinces nothing else reaches.

What Zolo Adds for Canadian Buyers

Zolo is a Canadian brokerage site reaching more than 6 million Canadians a month, and it calls itself the most popular Realtor brokerage site in the country. Its Android app was last updated on 24 September 2025. The inventory comes from the board feeds, which puts it alongside Realtor.ca and under the identical category boundary.

Zolo also publishes a Canadian tiny-home financing guide covering chattel loans and RV lending, with quoted terms of 10% to 20% down and rates near 6% to 9% depending on the model width. Few listing platforms address the money at all. A buyer can price the loan and browse parcels on one site.

How Tiny House Listings Works, and What It Costs Sellers

Tiny House Listings is the largest dedicated marketplace for homes on wheels and park model RVs.

Sellers pay per lead; reviewers report being charged for questions their own listing description already answered. One seller was billed $15 for a message asking who built the home. A seller metered on contact has every incentive to filter messages.

Its TrustScore is 2.1 out of 5 across 11 Trustpilot reviews, 82% of them at one star. Recurring complaints are listings that cannot be taken down and support tickets that go unanswered. One seller found her only options were to mark a listing sold or delete it, and deleting also marked it sold.

The company brokers tiny homes itself, which its founder confirmed in 2025 while conceding that its state-by-state zoning guidance was still being built. Open it for inventory and do the pricing yourself.

Tiny House Marketplace, Free to Search and Free to List

Tiny Home Builders runs the Tiny House Marketplace, which is free on both sides.

It showed 3,560 listings and maintains province and state browse pages, including one for Alberta. Nothing is metered, so a listing survives long after the seller stopped caring about it. A separate site with a nearly identical name carries far smaller inventory, and buyers searching by name reach the wrong one.

There is no escrow and no agency between the two parties. Ask for build documentation and a serial number before driving out to see anything.

Where to Find Parcels for a Tiny Home

LandSearch maintains a dedicated tiny-home category showing 2,697 properties, from buildable acreage to packages that pair a lot with a finished home. It indexes more than 10 million acres in total. LandWatch listed 457,906 US properties across a rebuilt map interface.

Both are US only. Their shared blindness costs more than any inventory gap. A listing can give you the acreage and the price, and it cannot tell you if the zoning permits the structure you plan to put there. Utilities kill more tiny-home plans than zoning does, and the cost to run utilities out to a rural parcel is measured in tens of thousands of dollars.

Buying Through Kijiji and Facebook Marketplace

Most private Canadian tiny-home sales happen on Kijiji or Facebook Marketplace. Kijiji showed 107 Alberta ads under tiny homes and 63 under tiny house, more chassis-built inventory than any brokerage site carries.

The RCMP has warned about fake property ads in Calgary and Red Deer, where the poster claims to be out of the country and asks for a deposit by wire transfer. A common variant copies a real listing and reposts it 25% to 40% under market with a new contact email.

So the discipline is fixed. See the home in person, and confirm the seller has title to the trailer with a VIN matching the paperwork exactly. Anything other than an exact match is a reason to walk away.

How to Match the App to Your Tiny Home

Settle the legal category first. A home on a foundation and fully serviced is real estate, so start with the MLS-fed platforms above. A chassis makes it chattel, and only the dedicated marketplaces and the classifieds will surface it.

The ranking follows the money. A home on wheels will depreciate in value like any RV, losing 15% to 25% in the first year and roughly half inside five, while the parcel underneath behaves like any other real estate. The half of the purchase that appreciates deserves the platform with sold-price data behind it.

Two changes in 2026 have dated older roundups. Point2Homes moved to rental listings powered by Yardi, and Redfin has been Rocket-owned since July 2025.

Before money moves on anything built to RV standards, book an inspector who has worked on tiny homes. No municipal building department will inspect that unit. Budget for the inspection the way you would a survey.
